As you all know, the Bank of Korea froze the base rate at 3.50% per annum yesterday. Since inflation still hasn't reached the 2% target and household debt remains high, the prevailing view is that it will take time before further cuts.
As a result, many analyses suggest the housing market will remain in a wait-and-see mode for a while. Buyers want to wait and buy when prices drop further, while sellers are inclined to hold off rather than lower prices.
However, there are regions where jeonse (charter) prices have recently turned upward, making the choice between loan interest burden and renting vs. buying even more complicated for actual homebuyers.
Personally, if your goal is to buy a home, I think it would be appropriate to wait until prices adjust a bit more, around the second half of next year when loan rates actually come down. Of course, real estate is hard to predict, so make your decision carefully.
