La Veniche

Overview

La Veniche (라베니체) is a themed complex commercial and cultural space created with motifs from the canals, squares, and European-style architecture of Venice, Italy. It is located in the downtown area of Gimhae (김해), South Gyeongsang Province, and is cited as a representative example of a 'stay-type commercial facility' that combines shopping, dining, and cultural and leisure functions. Its most notable characteristic is that it functions not merely as a shopping arcade but as a local landmark and tourist attraction.

Name and Concept

The name 'La Veniche' is known to have been inspired by the Italian water city Venice (Venezia). The core of the concept is that the atmosphere of a European city, where alleys and squares continue along waterways, was transplanted into indoor and outdoor spaces so that visitors can have an experience as if they had come to a travel destination. In fact, artificial waterways and bridges, fountains, sculptures, and pastel-toned European-style facades are arranged as major components.

Spatial Composition

  • Waterways and Squares: Artificial canals, small waterways, and arched bridges connecting them form the central axis of movement. The central square is used as a multipurpose space for events, performances, and markets.
  • Architecture and Scenery: Mediterranean colors, arches, balconies, tile decorations, and the like are repeatedly arranged, making it function as a photo spot.
  • Commercial Facilities: The tenant mix combines food and beverage businesses such as cafes, bakeries, and restaurants with fashion, miscellaneous goods, and beauty stores, as well as experiential content.
  • Night Scenery: After sunset, lighting and water features come together, and it is reorganized into a nighttime attraction with an atmosphere different from the daytime.

Location and Accessibility

Located in Gimhae's downtown living area, it is relatively easy to reach by car from Gimhae Airport, downtown Busan, and the Changwon direction. It has both public transportation and its own parking space, so the proportion of nearby excursion visitors and family visitors is high.

Operation and Commercial District Characteristics

The typical strategy of a themed commercial facility is to 'expand dwell time.' By densely placing things to see and rest areas, it increases the time visitors stay, and naturally induces spending in the process. To this end, attracting anchor tenants (core stores), seasonal decorations and festivals, and events such as pop-up stores and brand collaborations are regularly operated. On the other hand, due to the nature of the food service and retail sectors, where trends change quickly, fluctuations in leasing demand and vacancy management remain constant tasks.

Latest Trends

Entering 2024–2025, themed commercial streets are being reexamined as demand for 'nearby outdoor leisure' and the spread of short-form content and social media intersect. Nightscape lighting, media facades, and seasonal limited decorations that spread through short videos have become representative marketing tools that induce visits. At the same time, local commercial facilities including La Veniche are attempting to move away from simple rental shopping arcades and transform into 'content-type spaces' that combine pop-up stores, markets for local artists and small business owners, and small performances and exhibitions. In addition, the combination with day-trip travel products linked to local tourism courses (Gimhae Gaya ruins, parks, markets, etc.) and nighttime tourism-specialized programs is also increasing. Meanwhile, as similar-concept spaces spread nationwide, differentiation competition is intensifying, and how to manage the burden of rent and operating costs and the issue of commercial district circulation is pointed out as the key to sustainability.
