Le El Jamsil
Overview
Le El Jamsil (잠실 르엘) is a high-rise mixed-use apartment complex located in Jamsil-dong, Songpa-gu, Seoul. It was built through the reconstruction of the former Jamsil Jugong Apartment Complex 5, consisting of 17 buildings with 4 basement floors and up to 35 above-ground floors, totaling 2,678 households. The complex began occupancy in 2024 and has drawn attention as a representative reconstruction complex in the Gangnam area, with subscription competition ratios reaching hundreds to one during the sale period. The name 'Le El' is a compound of 'Le' (French definite article) and 'El' (short for Elevate), meaning 'to raise to a higher place.'

Location and Transportation
Le El Jamsil is a triple-subway station complex within walking distance of Jamsil Station (Lines 2 and 8) and Seokchon Station (Line 9). Jamsil Station, a transfer point between Lines 2 and 8, offers excellent access to major business districts such as Gangnam, Seocho, and Jongno, while Seokchon Station on Line 9 facilitates travel to Gangdong and Macheon. Additionally, major road networks like Olympic Expressway, Gangbyeon Expressway, Jamsil Bridge, and Jamsil Railway Bridge are nearby, making car travel convenient.
Complex Composition and Design
The complex consists of 17 buildings with various unit sizes ranging from 39㎡ to 112㎡ (exclusive area). The 84㎡ unit (national standard) accounts for the largest proportion. The complex features diverse community facilities including a fitness center, golf driving range, indoor swimming pool, sauna, library, daycare center, and senior center. The exterior, designed with glass curtain walls and aluminum composite panels, is praised for redefining the Jamsil skyline with a modern aesthetic.
Sales and Market Prices
During the 2021 sale, the average price per 3.3㎡ was set at approximately 45 million won, with first-priority subscription competition ratios exceeding 200 to 1 on average. As of early 2025, market prices for the 84㎡ unit range from 1.5 billion to 2 billion won, maintaining high price levels among Gangnam reconstruction complexes. Particularly, units in certain buildings and high floors with Han River views trade at a premium.
Educational Environment
Nearby schools include Jamsin Elementary, Jamsin Middle, and Jamsil Girls' High School, making the area known for its excellent school district within Songpa-gu. The complex also has an on-site daycare center and kindergarten, increasing its appeal to families with young children.
Living Infrastructure
Le El Jamsil is a super-subway station complex within walking distance of major commercial, cultural, and leisure facilities such as Lotte World Tower, Lotte Department Store, Lotte Mart, Jamsil Sports Complex, and Seokchon Lake Park. Seokchon Lake is famous for its walking paths and cherry blossom spots, while Lotte World Tower serves as a landmark in southeastern Seoul. Public offices like Songpa-gu Office and Songpa Tax Office are also nearby, facilitating administrative tasks.
Background of the Reconstruction Project
Jamsil Jugong Complex 5, an old apartment complex completed in 1978, began reconstruction discussions in the late 2000s. It received union establishment approval in 2018, management disposition plan approval in 2020, and commenced construction in 2021. Despite conflicts among union members and controversies over sale prices during the process, the project was completed and occupancy began in 2024. This project also drew attention as a case of Seoul's 'Reconstruction Excess Profit Recapture System.'
Latest Trends
As of 2025, Le El Jamsil is in its first year of occupancy, with active real occupancy, jeonse (long-term rental), and sales transactions. From the second half of 2024 to early 2025, sale prices for the 84㎡ unit rose by 200-300 million won, recording the highest increase among Gangnam reconstruction complexes. This is attributed to the scarcity of new large-scale complexes in the Jamsil area, the premium of Han River views, and ongoing development benefits in Songpa-gu (e.g., Jamsil Sports Complex redevelopment, MICE industry promotion). Investment demand is also increasing in line with the government's real estate deregulation trend (2024-2025). However, high sale prices, interest rate volatility, and the burden of reconstruction excess profit recapture are cited as potential risks. As of January 2025, the jeonse supply in the complex has a depletion rate of over 90%, with a jeonse-to-price ratio of 60-65%. Looking ahead, Le El Jamsil is expected to establish itself as a representative residential complex in the Gangnam area, leveraging its location and brand value amid competition with other Jamsil reconstruction projects (e.g., Jamsil Jinju, Jamsil Woosung) and new sale complexes (e.g., Jamsil Raemian I'Park).
