Overview

Sangin Prugio Center Park is a large mixed-use apartment complex built in the Sangin-dong area of Dalseo-gu, Daegu. Since its first move-ins in 2018, it has more than 1,500 households, establishing itself as a representative new residential district in southern Daegu. With on-site commercial facilities and various community infrastructure, it is regarded as a highly convenient place to live.

Location and transportation

The complex is within a 5-minute walk of Sangin Station on Daegu Metro Line 1, making public transit very convenient. In addition, nearby Wolbae-ro and Dalseo-daero allow easy access by car to downtown Daegu and the Seodaegu IC. Various city bus routes also enable smooth travel to all parts of Daegu. The area around the complex has well-equipped transit transfer facilities, so there is no major inconvenience even during rush hours.

Composition and facilities

The complex consists of 10 buildings with heights ranging from 20 to 29 stories above ground. There are about 1,530 households, with exclusive areas mostly ranging from 59 m² to 84 m² in small and medium sizes. The underground parking lot accommodates about 1.2 spaces per household, providing ample parking. Within the complex, residents have access to a large central plaza, walking trails, children’s playgrounds, a fitness center, a golf driving range, a reading room, an indoor swimming pool, and other community facilities. In particular, the 'Center Park commercial zone' on the first and second floors houses a large supermarket, cafés, restaurants, private academies, banks, and a hospital, covering daily needs on site. Because the commercial facilities are connected to the complex, residents can handle most daily routines without going outside.

Education and surrounding environment

Within a 1 km radius of the complex are Sangin Elementary School, Wolgok Middle School, and Sangin High School, providing a strong educational environment. Daemyeong Park and the Apsan Circular Road are also nearby, making the area good for hiking and leisure. Large discount stores such as Homeplus Wolbae branch and E-mart Wolbae branch are within a 10-minute drive, and shopping conditions are favorable. In addition, the Sangin-dong area adjoins existing residential neighborhoods, so living infrastructure is well established. Hospitals, pharmacies, libraries, and public offices are close by, and residents are known to have high life satisfaction.

Real estate market characteristics

When Sangin Prugio Center Park was first offered for sale in 2016, the price was set at around 10 million won per 3.3 m² on average; after move-in, however, market prices rose steadily, boosted by the popularity of new large complexes in southern Daegu. As of 2024, actual transaction prices for the exclusive 84 m² type range from the upper 600 million won to the early 700 million won range. The exclusive 59 m² type has been trading in the early-to-mid 500 million won range, while average jeonse (rental deposit) prices remain in the upper 300 million won range. Compared with older apartments in the area, the complex’s value as a new building and its station-area location continue to sustain its popularity. Because of the scale of the complex, listings are relatively diverse, drawing attention from both end-users and investors.

Latest trends

From the second half of 2024, prices of existing apartments have also risen due to the government’s real estate deregulation policies and increases in new apartment supply prices. In particular, demand for new apartments in Daegu has grown, increasing inquiries for both sales and jeonse at Sangin Prugio Center Park. Since 2025, discussions on remodeling within the complex have begun, and ahead of the 10th year after move-in, interest in improving common facilities is growing. Meanwhile, some of the complex’s commercial units have recently become vacant due to a decline in foot traffic, and measures to revitalize the local business district are under discussion. Residents are working through their own resident café and organizations to maintain facilities and promote community activities, and future transportation improvement plans could further increase the value of the area.
